MARY LU MOBILE HOME PARK
Description of Share Value:
Mary Lu Mobile Home Park is a Resident Owned 55+ Park, which is owned by Mary Lu Homeowners Association Inc. The Corporation has 104 shares. There is no mortgage on the property and the Corporation is debt free. Mary Lu Homeowners Association currently has a reasonably healthy Contingency Fund.
The Maintenance Fee is presently $100.00 per month. paid quarterly. This fee covers Potable Water, Reclaimed Water for Grass, Plants, Shrubs and Trees, Public Sewers, Street Lighting and Maintenance of the lawns and trees. It also covers maintenance of the office, laundry facility, garage, rec hall and shed and road sealing every two years.
There are a total of 104 Lots in the Park and each Owner, (maximum 2 Owners per Share) owns one (1) Share of the Corporation. The Corporation does not own any shares.
The Current Value of each Share of the Park is $19,500.00. When a home is sold the Seller will receive the $19,500.00 investment. + the agreed price of the home.
A Share entitles the Owner(s) to the following amenities, subject to the Bylaws and Rules and Regulations of the Park:
Exclusive use of your lot
Use and enjoyment of all common areas which include our new Recreation Hall built in 2006, Garage, Laundry Facilities, 100′ Lighted Fishing Pier on the Peace River.
Paved. Lighted streets
Shuffleboard Courts, Bocce and Horseshoe Pit
Pool Table and dart boards in the game room at our Rec. Hall. We have a very full library for those readers.
Open common areas with many mature trees
The Mary Lu Social Club is very active, holding several Pot Luck Dinners per season, Monthly Coffee & Donuts, Weekly Bingo, Pool League, Annual Antique Car Show and Annual Yard sale to raise funds.
